Your tenancy agreement is a legally binding contract between you and the landlord. It’s crucial to read it carefully before signing. It outlines your rights, your responsibilities, and key details like the rent amount and tenancy length. Don’t hesitate to ask us to clarify any clauses you don’t understand.
The Check-In & Inventory Report
The inventory is a detailed report documenting the condition of the property and its contents when you move in. We recommend you check it thoroughly, add your own comments or photos if needed, and sign it promptly. This document is vital for protecting your deposit at the end of the tenancy.
Setting Up Utilities
Unless otherwise stated, you will be responsible for setting up accounts for utilities (gas, electricity, water), council tax, and your TV licence. We will provide you with the latest meter readings on your move-in day to make this process as easy as possible.

How to Report a Repair
The quickest way to report a non-emergency repair is through our online maintenance portal. This ensures your request is logged and tracked efficiently. For genuine emergencies, such as a major leak or total loss of power, please call our dedicated 24/7 emergency line.
Routine Property Inspections
We conduct periodic inspections to ensure the property is being well looked after and to identify any potential maintenance issues. We will always give you at least 24 hours’ written notice. This is a great opportunity to discuss any concerns you may have about the property.
Being a Good Tenant
Being a great tenant is simple: pay your rent on time, look after the property as if it were your own, and be considerate of your neighbours. This helps build a positive relationship and ensures that when you need support from us or the landlord, we’re all on the same page.
Ensuring a Simple Move-Out Process
Giving Notice Correctly
You must give written notice to end your tenancy, as required by your agreement. Please refer to your contract for the specific notice period required. Submitting your notice correctly is the essential first step to a smooth move-out.
The Check-Out Inspection
The check-out is where the property’s condition is compared against the initial inventory report. To ensure you get your full deposit back, the property should be returned in the same condition it was at the start, allowing for fair wear and tear.
Deposit Return Process
Once the check-out is complete and any deductions (if applicable) are agreed upon, we will process your deposit return promptly via the government-approved deposit protection scheme.
