1. Initial Case Review

2. Serving the Correct Notice

Based on the case review, we will prepare and correctly serve the appropriate notice. This is typically a Section 21 ‘No Fault’ Notice for ending a tenancy (whilst still available) or a Section 8 Notice where there are specific grounds, such as rent arrears.

3. Communication & Negotiation

Where appropriate, we handle all communication with the tenant, acting as a professional buffer. Our aim is always to achieve a timely and amicable surrender of the property without needing to escalate the matter.

4. Preparing for Court (If Required)

If the tenant does not vacate by the notice expiry date, we will prepare a comprehensive case file for you to pass to a solicitor to apply for a Possession Order from the court.

5. The Final Stages

We can continue to liaise with solicitors and, if necessary, support you through the final step of instructing court-appointed bailiffs to regain possession of your property.
