Robert – Starting Out in Bacup

Robert became a landlord by circumstance, owning a single property in Bacup. New to the industry, he was unsure how to navigate tenant selection, compliance, and maximising returns.

Bacup has seen an influx of social housing providers, which can push private rental yields down if not handled strategically. Robert wanted to avoid a long-term lease to an unsuitable provider but also wanted consistent, reliable income.

GCA Properties – From Derelict Flat to High-Performing Portfolio

Poets Corner, Mundesley – From Holiday Let to High-Yield Long-Term Rental

Poets Corner was initially managed by our sister company, Pack Holidays, as a holiday let. While short-term letting brought seasonal income, the owners found it increasingly time-consuming and felt it wasn’t maximising their return on investment.

We assessed the property and recommended switching to a long-term let through RGA. After reviewing the figures, we worked with them to plan a transition to a long-term let through RGA:

  • Reduced the heavy expenses and seasonal gaps of holiday letting.

  • Projected a higher, stable annual income compared to current holiday letting returns.

  • Put full management in place ready for when the tenancy begins.

We’re currently honouring all existing holiday bookings before moving the property to its long-term rental phase. Once in place, the owners will benefit from predictable monthly income, minimal hands-on involvement, and a clear long-term strategy – without losing out during the changeover period.
