Eviction Support for Landlords

Professional Eviction & Possession Support

Navigating the possession process with diligence, compassion, and expertise.

Regaining Possession, The Right Way

The need to regain possession of your property is one of the most stressful challenges a landlord can face. Our dedicated support service is designed to manage this complex process for you from start to finish, ensuring every action is compliant, documented, and handled with the utmost professionalism to protect your interests.

Our Step-by-Step Approach to Possession

1. Initial Case Review

We conduct a thorough review of your tenancy agreement, deposit protection, and all relevant documentation to establish the correct legal grounds and strategy for possession.

2. Serving the Correct Notice

Based on the case review, we will prepare and correctly serve the appropriate notice. This is typically a Section 21 ‘No Fault’ Notice for ending a tenancy or a Section 8 Notice where there are specific grounds, such as rent arrears.

3. Communication & Negotiation

Where appropriate, we handle all communication with the tenant, acting as a professional buffer. Our aim is always to achieve a timely and amicable surrender of the property without needing to escalate the matter.

4. Preparing for Court (If Required)

If the tenant does not vacate by the notice expiry date, we will prepare a comprehensive case file for you to pass to a solicitor to apply for a Possession Order from the court.

5. The Final Stages

We can continue to liaise with solicitors and, if necessary, support you through the final step of instructing court-appointed bailiffs to regain possession of your property.

Our Role & Legal Position

Please be aware that RGA Property Solutions are not solicitors and we do not provide legal advice. Our service is focused on the correct administrative procedure for serving notices and managing the pre-court process on your behalf. For complex cases or legal representation in court, we will refer you to a specialist housing solicitor.
