What is an Energy Performance Certificate (EPC)?

How to Read Your EPC Report

The Energy Efficiency Rating
This is the main A-G colour-coded graph. It shows the property’s current energy efficiency score and its potential score if the recommended improvements were made. A higher rating means lower energy bills.

EPC Rules for UK Landlords and Property Sellers
For Property Sellers
You must have a valid EPC commissioned before you can market your property for sale. The EPC must be made available to all prospective buyers, and the rating must be displayed on all advertising materials.
For Landlords (MEES Regulations)
It is a legal requirement for any property let on a new tenancy to have an EPC rating of ‘E’ or above. This is known as the Minimum Energy Efficiency Standard (MEES). From 1st April 2020, this rule also applied to all existing tenancies. Letting a property with a rating of F or G is unlawful unless a valid exemption has been registered.
