Landlord Compliance Essentials

As a landlord, you have a legal responsibility to ensure your property is safe and compliant. Here are the key requirements we manage on your behalf:

Right to Rent

We are legally required to check that all tenants or lodgers aged 18 and over have the legal right to rent in the UK before the start of a tenancy.

Tenancy Deposit Protection (TDP)

Text: We protect your tenant’s deposit in a government-approved scheme within 30 days of receipt, providing both you and the tenant with peace of mind.

Energy Performance (EPC)

Your property must have an Energy Performance Certificate (EPC) rating of ‘E’ or above to be legally let. The EPC must be provided to tenants before they move in.

Electrical Safety (EICR)

An Electrical Installation Condition Report (EICR) must be carried out every five years by a qualified electrician to ensure the safety of all fixed electrical installations.

Gas Safety (CP12)

An annual gas safety check by a Gas Safe registered engineer is mandatory for all gas appliances and flues. We ensure a valid certificate is in place before a tenancy begins and is renewed yearly.

Smoke & Carbon Monoxide Alarms

A smoke alarm must be fitted on every storey of the property, and a carbon monoxide alarm is required in any room with a solid fuel-burning appliance.

Your Rights and Our Responsibilities as a Tenant

We are committed to ensuring you have a safe, secure, and well-managed home. This section outlines our key processes and your rights as a tenant, ensuring a transparent and positive renting experience from start to finish.

The Application Process

To ensure fairness for all, we process applications on a first-come, first-served basis. Every applicant undergoes a comprehensive referencing process, which includes a credit check, an employment reference, and a reference from your previous landlord.

Your Tenancy Deposit

Your security deposit is fully protected. We register it with a government-approved scheme, such as the Tenancy Deposit Scheme (TDS), within 30 days of payment. You will receive an official certificate confirming its protection.

Property Safety & Standards

Your safety is our top priority. Before you move in, we confirm that the property meets all legal safety standards, including valid Gas Safety and Electrical Safety certificates. We also ensure there are working smoke alarms and carbon monoxide alarms where required by law.

Repairs & Maintenance

All repair requests should be submitted through our official maintenance portal. This creates a clear record and allows our team to address issues efficiently. For emergencies, please call our dedicated 24/7 maintenance line to ensure an immediate response.

Inspections & Access

We conduct periodic property inspections to ensure the property is being well-maintained. We will always provide you with at least 24 hours’ written notice before a visit unless it is an emergency, respecting your right to quiet enjoyment of your home.

Ending Your Tenancy

To end your tenancy, you must provide written notice in line with the terms of your tenancy agreement. Following your move-out, we will conduct a final inspection and manage the deposit return process promptly and fairly.
